Importance of Checking Electrics
Electricity is a key part of our lives and homes. It powers endless devices and helps us to cook, clean and enjoy entertainment. However, if electrical wiring and appliances are not cared for correctly, there can be dangerous consequences.
On average around 19,300 accidental domestic fires happen every year that are caused by electrics in some way. Around 26% are caused by faulty appliances or leads and another 15% from faulty fuel supply.
It’s important as a landlord to make sure everything is working as it should be. If not, there is a risk of expensive repairs as well as injuries or worse.
What are Five Yearly Checks?
On June 1st 2020 it became a requirement for all private landlords based in England to have electrics checked every five years or when a tenancy ends. As a result, this means that the following must take place:
- Any installations have to be inspected and tested before any new tenancy starts from July 1st 2020
- Checks need to be conducted on existing tenancies by April 1st 2021 at the latest
Any future landlord electrical inspections will then be done every 5 years for existing tenancies and at the start of each new tenancy. These inspections must be carried out by a qualified electrician and an Electrical Installation Condition Report (EICR) provided to current as well as new tenants.
If there are any issues found during safety inspections, then remedial work is required to be carried out within 28 days. Alongside this, any work completed on the property must meet British Standard BS 7671 to ensure safety. Once all work is completed, a certificate needs to be issued if appropriate.

About EICR Reports
Otherwise known as an Electrical Inspection Condition Report, an EICR is provided following an electrical inspection assessment. The report outlines everything you need to know about the electrics including any signs of deteriorations as well as damage and defects. On top of this, any potentially dangerous conditions are also noted.

- Previous Defective Electrical Work
- Risks of Electric Shock
